Following on from registrations with the Valencian Tourism Board, owners of properties that are available for rental must now also register with the Guardia Civil to comply with new legislation and Anti-Terrorism legislation.
The process is quite complex and requires presentation of an application form, passport, NIE certificate and Copia Simple (property title deeds). Once this has been processed the Guardia Civil will provide a unique identifier, username and password. This information is used to send them information on arrivals at your property.
Privately rented properties now have the same obligations as a hotel and when guests arrive, they must fill out a registration card and sign it. The person checking them in must also take a scan of the passport and this applies to all guests over 16 years old. This is not the case for your friends or family, only for rental clients. This information must then be uploaded to the Guardia Civil within 24 hours and a record must be kept (paper copy) for a period of 3 years. A “Guest Book” is also required to be kept with the same information and again this should be kept for a period of 3 years.
